What's the difference between a conservatory, orangery and an extension?

This is one of our most commonly asked questions and it never fails to confuse our consumers, which is understandable due to how the differences between the three have been blurred in more recent times. Typically, a conservatory is considered to be made from glass mostly, with a glass roof and walls, offering a beautiful view of the outdoors. But there is always the option of adding a tiled roof to your conservatory to guarantee a pleasant temperature inside, with dwarf walls for extra insulation.

On the other hand, an orangery has more brickwork or aluminium pillars to provide enhanced privacy and warmth. This often creates a deluxe feel. More often than not, orangeries feature a pelmet around the roof of the structure. But when it comes to the roof style of your orangery, there is nothing stopping you. You can choose from many options, including a glass lantern or solid tiled roof.

As for home extensions, they are designed to fit in with the look of your home. They often have a solid feel with more brickwork and commonly feature a solid tiled roof, however nowadays more and more homeowners are opting for hybrid roofs, which combine a solid structure with full length glass panels and Velux windows. Home extensions are a natural extension to your property and have great year-round useability.

I can’t decide between a tiled roof and a glass roof. Which should I go for?

This is dependent on many factors. You should consider the function of your space, the position and direction it faces, and your budget. If you are hoping to highlight a stunning garden view with natural light in abundance, you should consider solar control glazing. With modern advancements, solar control glazing is able to maintain a pleasant temperature in your living space.

However, a solid tiled roof is a great option for a true year-round extension. You can even add full length glass panels or Velux windows to incorporate plenty of glass into your living space.

Will my living space stay at a comfortable temperature in both summer and winter?

We have designed our living spaces to be used all year long, so you don’t have to worry about being too hot in summer and too cold in winter. Modern technology has made vast improvements to solar control glazing so it can maintain a comfortable temperature inside. However, if you are particularly concerned about a year-round living space, a tiled roof may make the most sense.

Do you manufacture your roofs?

I want to know more about energy rated windows. What does 'A' rated windows mean?

The BFRC Rating Scheme defines A rated windows as the most energy efficient windows in the UK. As the UK’s national system for grading the efficiency of windows, this rating is recognised within the Building Regulations to demonstrate the replacement windows’ compliance.

The A-E rating is comparable to the same rating used on white goods (fridges, washing machines and freezers etc).

You should take note of this rating to guarantee high energy efficiency of your chosen windows.

What is special about solar control glazing?

Solar control glazing consists of a clever coating which restricts the amount of unwarranted heat being transmitted into your living space and minimises internal heat from escaping. At West Yorkshire Windows, you’ll find a variety of tinted options for different levels of light transmission and heat retention to fit in with your requirements. An advisor will be happy to discuss this with you.

Will you be able to match my existing bricks?

A member of our building team will get in contact with several local brick merchants to try and source a brick or stone that matches the bricks or stones your home is constructed from. They will do everything possible to find a strong match, but you need to be aware that there will be weathering differences between new and existing bricks. If our closest matching brick doesn’t satisfy you, we can tint the brickwork to help make it match, but this will incur an additional charge.

Will I need to obtain Building Regulations Approval?

There is a chance your new extension may need building regulations approval. All extensions are subject to current Building Regulations, with some needing building regulations approval ahead of being constructed. However, some classes of new buildings and extensions are exempt from building regulations approval.

One of our surveyors will be able to clarify the situation with your extension and West Yorkshire Windows will provide the relevant support when it’s required.

We are well used to reaching out to local authorities in the event of planning permission and / or building regulations approval being needed. Often, we find that our extensions comply with the rules and planning permission isn’t required.

Do I need planning permission?

When your extension falls under Permitted Development Rights, you do not have to apply for planning permission, so long as these conditions are satisfied:

  • The ground area covered by the extension and any other buildings within the boundary of the property, excluding the original house, is not more than half the total area of the property.
  • Any part of the extension is not higher than the highest part of the roof of the existing house.
  • The eaves of the extension are not higher than the eaves of the existing house.
  • Any part of the extension does not extend beyond any wall facing a road if it forms the principal or side elevation of the original house.
  • The eaves are no more than 3 metres in height if any part of the extension is within 2 metres of the property boundary.
  • The materials used in exterior work, except in the case of a conservatory, are of similar appearance to the existing house.
  • An upper floor window on a side elevation within 15 metres of a boundary with another house is obscure glazed; and is non – opening unless the parts which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
  • A side extension does not exceed 4 metres in height or be wider than half the width of the original house.
  • In a single storey extension
    • the extension does not extend beyond the rear wall of the original house by more than 4 metres for a detached house or 3 metres for any other type of house;
    • the height of the extension does not exceed 4 metres;
    • no part of the extension is within 3.5 metres of any property boundary with a road opposite the rear wall of the house.
  • In an extension with more than one storey
    • the extension does not extend beyond the rear wall of the original house by more than 3 metres;
    • no part of the extension is within 7 metres of the property boundary opposite the rear wall of the house;
    • the roof pitch of the enlargement is as far as practicable the same as that of the original house.
  • If you live in a house within a conservation area, World Heritage Site, area of outstanding natural beauty or National Park-
    • no part of the exterior of the house is clad with stone, artificial stone, pebbledash, render, timber, plastic or tiles;
    • the extension is not more than 1 storey or 4 metres in height;
    • no part of the extension extends beyond a principal or side elevation of the original house

How long will it take you to install my living space?

This can vary depending on planning requirements and the difficulty of the living space project. We will be able to give you a more accurate timeline after speaking with you. What is a test dig?

A test dig is important to ensure local ground conditions are able to withstand a traditional concrete base and foundation, before starting on the installation. If the ground is not suitable, we can recommend other foundations, such as a concrete raft.

What is a cavity tray?

A cavity tray is crucial because it prevents moisture that penetrates the outer wall from showing up in your new living space. It is a series of damp proof courses that bridge a wall cavity to ensure moisture is directed to the external face of a wall.

What do we need to do when our finance is approved?

If you’re arranging your own finance, you’ll need to call us as soon as you get the go ahead. If you’re taking up one of our offers, the company will tell us both directly, so there’s no need to call as we will get in touch with you.

What happens if finance is refused?

Finance companies can turn down people for lots of reasons, for example if you’ve moved several times over the past few years. In these circumstances, we always do our best to help and sometimes it’s worth trying another provider, especially if they know you.

I’ve applied for finance with West Yorkshire Windows. How long will approval take?

Sometimes our finance company will say ‘yes’ almost immediately and on other occasions it may take them a few days. This short delay can be for any number of reasons and you should not be unduly concerned.
